I am not telling what's better/best/whatever, for the right person these properties can be lucrative (eventually). The builders are ahead of our times, people (general population is stupid as fuck), builders are a decade ahead. I want to revisit this thread in ten years and you will sing a different tune, even for the builds in cornell that are currently failing (they've been hurting since forever, doesn't make them dumb. They are ahead of their time, significantly). The pop density isn't there yet.

I think the work/live can function. But it all depends on the location and the type of business.
Running a "drop in" type of business? Like a hair salon. Failure guaranteed.
Running a "by appointement" type of business. Like a lawyer's office. Yeah, that can work.
