Yes we signed on a new place (happy dance). It got me pretty much everything I wanted on my wish list but will need some cosmetic work on the inside. Removal of wallpaper, painting, new kitchen cabinets, removal of ugly tile and linoleum, appliances (not really needed except for dishwasher but might as well have it looking good from the start).
It's a 4+1 bdrm with all 4 on the same floor (not an easy find in decent priced houses), 3 full baths with one as an ensuite, finished basement and 2 car garage and in a good school area.
Now being in this time of the year we are debating on putting the house up in a few weeks or wait til new year. I believe our place will sell well, there is nothing in a 3 bdrm in my area at the price we are thinking of selling, it's a good sized place and well kept.
Selling now: - Pro: Gets it done and over with, financing is secured and we can go into the new place with no issues or at least time to fix any problems. - Con: Right smack in Christmas season, smaller buyer population
Selling later: - Pro: Getting in at the new year market, good chance of bidding war and more money - Con: Close to closing on the new place, always the chance it doesn't sell quick or interest rates go up.

Sell later if you can afford it.
However, exceptions apply.
I sold my overpriced townhouse in the winter within 1 day of listing.
I also bought my overpriced detached in the winter and the seller refused to budge.
It's hard to predict as the market largely depends on foreign buyers and if they just so happen to be visiting family during winter, you may be luck out.

Buyer population is REALLY small in the winter months. Most are still paying off x-mas credit card debt. People don't want to visit houses in ankle deep snow and so on.
You're better off selling now. Jan is a far worse month! if you don't sell before x-mas, you'd better wait until April.

Well the real estate market picks back up from vacay starting Jan, but it is slow.
The spring season is the hottest market. (Spring and Fall).

Rolled the dice and it paid off. House was sold within 8 hours of the sign going up. Two bidders and a very happy Big Tasty! No conditions and a closing 4 days after my new place.
Shout out to Roger for jumping in when my realtor wasn't being flexible. He's the man!
lol so that was your place eh? good to hear, congrats. as some of us mentioned above good to just sell now and it's one less headache.
