Any key steps you would recommend, or pitfalls to avoid?
I get the feeling this will be just a song and dance, waste of time..

How much did your property tax go up?
I think it will be a waste of time, but in for answers if anyone has gone down this road.

No clue on taxes.. 2016 tax season was already budgeted. Not sure when 2017 will be posted.
Interestingly though my assessment doesn't say how my increase compares to the area increase. Hell I don't even know what the area boundaries are for the "area" that gets used as a benchmark. Is it the entire city? Or is it stratified into subdivisions... who decides that.. and where do I find it lol
All I can see is that the value went up about 35% from the last assessment
Time to invest in Seaton??

What kind of offers are people getting? I got letters in the mail regarding some services which do the MPAC reassessment stuff. They say they are to be paid 40% of the savings they get you between the 2017 to 2020 property tax years. If they don't save you anything, you may nothing.
Seems worth it to check it!

Well I have a pretty strong case since my mpac increase is double that of the average GTA home. Why not? The odds are good.

What numbers/areas did you use to base that comparison on?
MPAC will look at your house vs your vicinity, not markham vs brampton, I believe?
Can't be sellin homes for 1.2M then argue it's only worth 400k :P

Yeah, same, I already saved my 24 favorites and am preparing to start my file.
Looked all homes that were my model and included direct neighbors. For that set of comparables mine has the highest assessment.
I'm pretty sure it's because nobody else sold their house in the period so even though their value is the same or higher, based on a lack of data we got hit in the worst way.
Same exact models as mine with 30 more feet of lot depth have lower assessments. Fawk dat!

You have a great case then, how much lower are we talking? I honestly feel it will be a waste of time because I already know I am on the hook for a 2.5% increase, so let's say I get "approved" what does that mean, 2.25% increase, will they actually retroactively go back and not increase me at all? All this for 20 bucks it seems like. But by not doing anything about I feel I am starting to forget where I came from, so it will happen.

Got my notice back today. Assessment went down by 15k. Not bad? Will this actually change anything? Who knows...
No idea what the effect will be on actual taxes, since only the preliminary bill went out (this is just a rough calc of 50% of last year's taxes).
Hopefully it just means the new assessment puts my relative increase below the area's overall relative increase, therefore keeping the tax owed to a minimum.

Also i just noticed something odd..
On this year's (2017) assessment, the previous (2016) value, shown for comparison, is higher than what was shown on last year's 2016 assessment.. so for the same period. Shouldn't this number be the same?
WTF.

I got response from Mpac for the RfR in the middle of December that my assessment is being delayed, i am supposed to get it done by March. I can't wait, with my luck they will double my taxes.

I got the cottage reduced by 30k for 2016. Doesn't really save a helluva lot
sooooooo middle class.
