Relatively speaking for an intensified cookie cutter suburb, Unionville has a ton of character relative to "new Markham". Maybe we should compare High Park to pockets of Wimbledon in London, High Park has no character comparatively. You want character in the GTA, you generally have hoggs hollow and a few a other pockets through out. Everything else is strip mall + cookie cutter sub divisions. You are just upset you can't afford Unionville after trolling listings in there for over two years. DOn't be mad that upper middle class don't mean shit up here Dude, I walk 3 minutes to the end of my street to the newest national park in Canada. I go fishing, biking, hiking, bird watching etc. I don't have neighbours who let their grass grow to 5 feet high (no fobs), I've never wanted to move to Unionville, I considered Markham village, but didn't want a house built in pre-cambrian times that I would spend all my free time working on like you

I can't believe they're still trying the live/work crap. People just end up buying the place and converting the "work" part into a living room. In the limited cases where there is a business, it's crap that no one cares about (chiropractor, nail salon, etc). The restaurants and cafes that have opened failed miserably. This whole notion of creating a "downtown" that's not downtown Toronto doesn't work in the suburbs. People all have cars and are willing to drive for everything, myself included.

dont be short sighted. those properties are awesome because they allow options. It's single family "units" buying them, but in due time they will be worth their money. Sure they aren't now, but having a legal duplex sold to you as a single family home is fucking epic. The builders are smart and those with foresight are buying them up.

I disagree. As much as we want to believe that there are a shit tonne of jobs in Markham to sustain a car-less life, it will never happen. We don't have the density of jobs in a single area like you do downtown. Because you don't have the job density and you have people so spread out in homes, people will always need a car. Because people will always need a car, they will be willing to drive places to eat, go out, shop, etc. Why go to the variety store in your community when you pass 5 grocery stores on the way home? Because you have people willing to drive, people will not take public transit. Because no one takes public transit, the public transit infrastructure will always be shit. Hence, the multi-car family is here to stay.
You go and buy one of those units, and I'll buy a regular house - both with dollars that we don't have. We'll see who has more imaginary money in a few years. lol...

Your first paragraph (rant) is valid, i am not touching that. Get past that and read: a building is selling you a LEGAL DUPLEX. I am not saying rent out the bottom as a business, i am saying you have two legally split properties, doesn't mean you have to "work and live in the same property". This is fantastic and it just shows that builders are being pro active in their development on higher volume arterial roads. I am not going to argue this, I think it's great. Do i want to buy it? I have no use for it, but in due time i think many people will do well buying/splitting up such properties that are already legally zoned as separate spaces (which costs over 50K+ if you know how to even do it).
I am not telling what's better/best/whatever, for the right person these properties can be lucrative (eventually). The builders are ahead of our times, people (general population is stupid as fuck), builders are a decade ahead. I want to revisit this thread in ten years and you will sing a different tune, even for the builds in cornell that are currently failing (they've been hurting since forever, doesn't make them dumb. They are ahead of their time, significantly). The pop density isn't there yet.

I get what you're saying. I just don't think that the bottom portion has any good use because business owners won't have a high desire to locate themselves there, and rent will have to be lower compared to other commercial properties in the area. But you're right, the concept is good. I just think it's the wrong area.
