I take possession of my house tomorrow, water rental still makes my blood boil (get it? lolz)..

First thing I'm going to do is call and see what it's going to cost to buy it out.. I'll remove it myself and leave it on the fucking curb for them, I don't care.

most ppl in Canada (well Ontario) rent month to month and for the most part it seems most are happy with this or just too lazy to change over/accept it. you are essentially in a contract if this is your plan, ie. for us when we moved in it's just on our water bill each time with whoever the previous person was with.

if you want out you call the co. and have to get essentially an RMA# or something of that sort which confirms you want to cancel your exists 'contract' (give 30 days notice) and after that you buy a tank yourself and get it installed. when they install the new one they'll take your old one back for you to the company's compound but they MUST HAVE that rma# or else the company won't take it back. ensure you get it before buying/installing your own tank.

most likely you'll want/need a power-vent style tank which are pricier but are more efficient, it's rare you install a non-pv tank these days. you can choose 40, 50 or 60 gallon.

you should be replacing the tank at around 15yrs. i'd help you but the co. i deal with isn't on top of things with tanks (lol just ask choco canuck)...so just buy at home depot for cheaper brands or an outside vender for better units like rheem/giant/gsw.

^ - LNX mentioned 'buying out' from your current supplier, i'm not sure if that's an option but in a way it actually makes for an easier time without the hassle of having to get one installed. if it's close or over 15 yrs prob best to get new doe.

Thanks for the info! My next q was do you still have hookups lol.

Is it possible to be outside of the contract and still be renting?

i.e. cancelling without a penalty?

doubt it.

i think as long as you give them 30+ days notice there shouldn't be a penalty. again each co. is different so just call them up and check your account situation.

have done some systems, they are pricey. they're great for non-stop hot water but sometimes you're waiting 20-40 seconds for the hot water to show up, especially in the upper levels of your home. also since we're so north and our ground water temps are so cold, you never get the same efficiency out of the same unit as others do who live down south.

waiting 20-40s is better than not having it at all. aren't there smaller units for just localized use? or are those pricey as well ?

I called enercare and they said my water heater buyout is $600.03 taxes in.

does that seem low?

the monthly rental is $20.

really depends on the age of the tank.

That's not bad IF it's not too old. It's what you'd expect to pay for a standard type new GE tank from home depot, i assume non-powervent though given the price? if it is pv then not bad. but like c2k said depends on age...if it's already 10-15 years then it's prob not worth it as you can just buy a new one yourself.

I'll check when I get home. the price seems fishy unless they're toying with me.

you did likely signed the contract when you met w/ the real estate lawyer that you'd assume and take over the rental contract w/ the possession of the house.

if I recall correctly, that's what happened to risky and he couldn't get out of the water heater rental.

The hot water heater was definitely mentioned in the paper work during the purchase.

update:

I got out of the contract agreement. FUCK YEAH BICSSSHES

background:

my buddy works for direct energy / enercare and installs them daily. he told me yesterday considering the age of my tank (2007), there weren't contracts back then. you can't be locked in.

so this morning, I had a tough time with the billing people over hte phone. They kept saying I had to talk to my lawyer. Eventually they offered to transfer me over to the "Water Heater Rental" department. I accepted and it was clear sailing afterwards.

I probably got hosed here. They gave me two options: drop off the tank or pay $75 to get it removed. My buddy said it should be free to disconnect and take away.

I decided to go for the drop off hoping someone can help me out with this thing (aka my buddy from direct energy).

I have to drop off the tank within 30 days to their depot.

NO MORE RENTAL WOOOHOOOOOOOOOO

I have a case number.

Bill, check how old your tank is. You can get out of this if the tank is old. There's a huge thread on RFD on this also.

Luckily my buddy straightened me out. He's going to hook me up with a used one (6 months old) for cheap and connect it for me. I owe him beers.

Oh yah, I think they have my address on file too, so I'll need to fill in some forms to get it complete.
