ChinAr people that are buying here have shitloads of cash. You guys do realize that real estate over there has gone nuts too right? Like Risky said they are the largest bubble right now, but they have also made shitloads of $$$.

ChinAr people buying up homes >$1mil are hardly "rich", they are mere middle class folks from ChinAr.

Fact: IMO, Chinese in general do try hard and keep up with the Jones. A lot of them will buy luxury cars, brand whore clothing/accessories and will buy a nice house...but will have fuck all inside the house since no one can see it.

Like gayrage said, most gravitate due to what is available in the neighborhood and like it or not Markham has become Asian oriented (yellow asian, not the south ones). We moved back to Markham because it is closer to our parents and the area suits us quite well with our needs (close to FREE highway and shopping).

That's true, what pisses me off about them is they buy houses and put fawking bedsheets in the windows. SO MANY OF THESE FAWKS DO IT, i want to go and choke them out. Make a proper neighbourhood look like fawking sh!t.

we've put in 4 offers and got blasted out of the water.

we are losing our bids on average of about 60-90k.

people w/ too much money or people buying way over their own budget

It's all about keeping up with the Jones for material possessions, not with a house. "Everyone" has a house, so it's the Benzs, Prada bags, etc that make them look like they're the shit. I have yet to see a FOB house that I truly loved on the inside or outside. Pretty much every FOB house is exactly like how they got it from the builder except just filled with crappy furniture.

I don't think it will be instant....our housing boom at least in Markham is powered by ChinaR. (at least this is what I tell myself as I paint and clean up my condo so I can put it up for sale)

I got a friend who I will be going with. He is only taking 1% for himself so that will save me a couple of Gs. I don't think I can extend the closing to 120 days but I need to make sure I sell as I need to realize my paper gains. (I am not one of those silver chopstick lucky fob Azns) There is a slightly newer, about the same size, bachelor unit, same builder, in my area going for $237,500...if I get 230,000 before commissions, I'd be happy.

I am tempted to get my friend to keep his standard commission and when we find a buyer, I'll get him to get the other realtor to split the reduction in commission.

My buddy was pretty nice. I got him to show me around when I was looking at resale houses so the least I can do is to have him make some $$$ when I sell my pad. I didn't even ask him to reduce his commission.

That is what I am thinking about reducing the other agent's commission...make the other agent earn his sale.
