When is the bubble going to burst? One of our neighbors is selling their townhouse for $689k Identical to the one we bought.... time to sell??? Shit we just moved in. LMFAO!!! This would be the fastest ROI ever.

lol these are literally 1mins from my office, pass by them daily and wtf, didn't know they were going for this kinda money...wtf? i figured they'd still be around their original selling prices of about mid 4's or i guess low 5's?

shit, if these places are 689k for that area, my place should be well over 700k in that case, and hyper's closer to 800k LULZ! we wish.

and vas, you're right about the area on east side of 404...that area is mainly built up and stuff is still going up. but yeah oterhwise it's still construction all around and there's literally no parks/etc around the area, just roads and more homes and an Esso lol.

The one in the MLS pictures is the "cathedral" off Woodbine south of Elgin Mills.

The Greek church is on Warden north of Elgin Mills.

While that is true, the same can be said at any time, even during the peak of the housing market. I still know of several "bidding wars" and their not even in high demand areas. I personally think things will pickup again come May.

These aren't first-time homebuyers.

Two incomes.

3:1 income-to-mortgage rule-of-thumb.



Young couple has $150k equity in their first home that they bought 5 years ago, grosses $150k/year. That's $600k for a place not including savings, gifts etc. And both of those equity and income figures are on the low side in the GTA.

Most of the first-timers I know of bought condos or townhouses, not $500+ semis and detached places.

And a good handful of them are now upgrading to those kind of places though.
