Good to hear that I'm not alone on that one. When we bought in Markham in 2005, Cathedral Town was all the talk. Cathedral Town this and Cathedral Town that. And people were paying more for the same house because its in Cathedral Town.

The houses are ugly. However I do believe once the project is finished the prices here will rival angus glen. I do like how the subdivision has been laid out. Its just that its too cookie cutter.

Time will tell. Where abouts are you in Markham?

i'd like to know what it is about houses (new construction specifically), that make them cost so much up in the GTA. Is it just the land? What does it cost for a typical lot? The cost of building materials are no different up there. Tradeswork and labourers cannot be charging THAT much more then they do in other parts of southern ontario.

The areas discussed here are generally populated by Chinese people, Chinese people (fobs) are followers of their own kind and are their own worst enemies. Kind of hard to explain the dynamics, but it's just this herd mentality that's driving prices in just average neighbourhoods to extremes because THEY ALL want to buy/live there.

Hatorade, you will never see angus glen pricing in that area, lol come on man. If you do, then angus glen will be double by then. Just saying.

FUck I hate that part of Markham.

I like that area because its central and close to the 404...just didn't like it enough for the $100-$200k premium...plus I take Go train 5 days a week so being central wasn't critical. Not for the ChinAr people. They don't exactly make great neighbours IMO.

The chinar people here are very different from the ones in east Markham. East Markham chinar people are more blue collar. Risky the prices around cathedral aren't far off from Angus so it is will be no surprise if it ever does reach there. You are 100% correct about prices being inflated by fobs. These fucks pay asking or near it and usually buy with no clauses including home inspection.

Being central isn't just for work. Imagine if you want to drive DT or hit up Fairview or yorkdale.

When I refer to Angus Glen, I am talking there is nothing there under a million.

As far east markham vs. where you are (I can only argue for my own location)

I live within *walking* distance to a Go Train.

Markville Mall is a 2 minute drive away (which is also getting a shitload of redevelopment), why would I go to fairview?

I can get to fairview/yorkdale as fast if not faster than a Chinar Fob from elgin mills. 407 FTW (premium member, free km on weekends )

Elgin Mills has very little in the way of amenities, east markham is great for that. How many areas in the GTA for that matter have hospital/schools/fine dining/mall/hockey arenas/city hall/conservation areas/parks/etc within a 5 minute drive. Even Toronto isn't as good IMO.

I also found out something really neat about my area, not sure if this applies to other areas of Markham. The GO Train here has a bus dedicated to each go train that stops at my station, the bus goes through my neighbourhood and drops people off by their streets/houses plus pick up in the morning. It costs 50 cents. (mind blown) Now that's some proper sh!t.

You do not know Angus Glen then. We were looking in that area as well and homes do start well under 1 mil.

I grew up in Raymerville, so really there is no point in me justifying to you why Woodbine/Elgin Mills is a better area. I'll just say that Costco/HD are a 2 min drive away and T&T is 5 mins away. There's no way you can get to markville in 2 mins from where you are

As far as amenities go we have 2 outdoor rinks nearby, Markham Civic and the one at Leslie/Eglin. Also there's that huge community centre by warden/major mac.

407 is bullshit when you have to pay for it and like you said you can only speak for yourself. Markville is just about one of the worst fucking malls in GTA. Why anyone would want to go there is beyond me. There's no fucking way you can get to fairview faster than I can. I'm literally under 2 mins away from the 404. You sill have to contend with that bullshit single lane Markham Rd.... LOL

With that said you are in a pocket in Markham where it hasn't been invaded by fobs and I can tell you exactly why that is. FOBs like brand new shit, not saying there's anything wrong with old but that's just how they are. I tried to convince my wife to buy old Markham but that was a no go since she likes new layouts and found it a tad too far east.

Agree...it is going to suck 2x per week for me...or even if I want to go meet friends for dinner after work. The Go train commute from where I am now (Warden & 7) vs. (9th and Bur Oak) is a solid 15 minutes EACH way.

When it comes down to it, I just can't afford/don't want to have a $400k+ mortgage on my own. Just got to live within my means. \:\(

I have a Costco 5 mins away as well as TWO home depots a stone throw away

407 is far from bullshit and it's a great thing have even when paid. Ask me how I know. I am 20 mins door to door for work (Markham - Woodbridge). Let's see you do that

What's wrong with Markham Mall? It has pretty much everything I need, sorry No LV/COach for the fobs But seriously, wtf is wrong with the mall? Nothing, if you are hating just to hate, then I understand.

It takes me approx 2 mins to get to 407, where I come out on Markham Rd is by the library so for me the single lane really means nothing. It sucks for those coming from 16th. I can do a steady 140 on 407 with no cops or traffic to 404/407. Elgin Mills to 404/407 is pretty similar distance as Markham Rd to 404, except I don't have to deal with traffic and idiots going 90 in the left.

As far old vs. new, that's subject to people's preferences. Old houses are definitely not for the faint at heart, sweat equity will be required.

The go train commute sucks, but if you decide to have a family, that's a legit spot. Very nice/diverse community and that area will always hold its value imo as it's not over priced as much and it has good stuff going for it.

I've lived in Markham pretty much my whole life, and no contest, the Woodbine area is much more preferable for the reasons outlined by Haterboi. I live east of Vas, and my only gripe about our place is the location. It just takes forever to get anywhere unless you take the 407. The 407 is great traffic-wise, but the way they've been raising prices is just bullshit. It costs me $2.50 to go from 9th Line to 404. It adds up really quick on a monthly basis.

Moving to the area I took into account that I will have to rely on the 407 and I am ok with it, to me it's worth every penny.

If I don't take it, it takes me 12 minutes using 14th to get to woodbine/404, so I don't understand what's so long about that? I suppose if you take hwy 7 it's probably 30 mins with the construction/traffic.

So basically you are saying that the woodbine area ISN'T really better, to you personally it's better because it has a free highway near it while your area doesn't? Just trying to get this straight because I didn't see any other "legitimate" reasons in Hator's post.

So at $5 bucks/round trip from 9th to 404, once a week, that's $20/month. Is it really that bad?

I can't imagine that IF and when I have kids that they'd have a ChinAr accent growing up in Markham. (ie...some of my friends who went to Albert Campbell and lived in old "fob" areas who has been in Canada for 20 yrs plus but can't seem to speak proper Engrish)

I personally never really liked it there and still isn't all that convenient compared to West Markham. 12 mins on 14th ave to woodbine??? Are you pulling a wayne now telling everyone how good traffic is just because you love it there? Come on. TRAFFIC IS SHIT DURING RUSH HOUR IN MARKHAM EVERYWHERE!!!...except for the PAID highway.

Raymerville =! Markham Village so you didn't live in the area.

14th is a great alternative to 407 to get to 404 if you don't want to pay. I don't take it during traffic usually, but from the many times I've taken it, it has been moving pretty quick.

Stouffville is too far. Those 15 mins add up. Being off the 407 was key y0.

- i thought this would be north enough, but fuck sakes major mack is just as bad/packed as steeles/7 and 16th now. elgin mills already harsh too depending on time.

seems you have to get north of stouffville rd. now, but some dudes here at work say it even gets rammed during rush hour (and for awhile around that time now too). ugh. i'd only wanna go more north since i work up here already so it's fine for me. oterhwise no.

granted im very pleased with where i am in rhill now, area has everything around it and pricing is always up.

No matter how you swing it you are not as convenient.

It takes me 15-20 mins to drive to work during the day from my condo and that was only 11kms. It takes me 15 mins to get to my condo from where I am now and that's 24kms. Advantages of living next to the highway!!! Crazy!!!

So what you're saying is that if there was no 407 where you are, then it isn't as good as woodbine right?
