Fight,fight, fight. Property value means shit when it comes to predicting which will fare better in a recession. Its often the properties with the most speculation that have the highest prices (Markham), and yet, high price is not enough to say that these will be the most affected.
Single family detached dwellings will probably be the least affected. When the economy goes south, people unload their recreational properties (cottages), and their properties that they bought to "invest" in, condos and townhouses (generally speaking).
Both of you should just admit that Marlem sucks........ You are either living next to some fob who parks his car half on the road, and doesn't cut his grass, or some brown person who will axphixiate you with their curry cooking.

I agree with Hatorade that Victoria Square/Cathedral Town is the most convenient area of Markham due to its close proximity to the 404. You can get to 404/401 in less than 10 minutes. It is extremely high in demand, along with Berczy Village (PET & Stonebridge, the top ranked schools of Markham; more affordable). Although I like the convenience of Victoria Square/Cathedral Town, I don't like being near the church at Cathedral Town so I am moving from Berczy Village to Angus Glen and paying a huge premium for it. Who the fuck pays 3/4 million for a townhouse in Markham (majority of the singles were sold out)... me and I hope it's worth it. It's the best of both worlds for us, gf wants to stay in Markham and I want to live in an upscale area.
Buy more houses people... especially in Markham. Hators have been saying that the housing market is going to crash but they've been saying it since 2002. Even during the great recession, the prices of the homes in my area continued to increase significantly. Chinese people like new and good value and hence, they buy homes in areas like Victoria Square.

I don't know dude, 110 million is actually significant investment and it's not just a little change. They are also forcing all tenants to upgrade their storefronts as part of this new upgrade and leases are going up, etc. They are trying to get rid of riff raff tenants. My buddy is pretty involved with this project so I will take his word on this.
ALso, where SW20's parents restaurant used to be, that plaza got taken down and they are putting up a medical building with mixed office use etc. That area is getting a TON of investment and this is reflecting really well on the entire community. Too bad you won't get to reap the benefits being all the way at Elgin Mills 
I bet to you these are all just moot points right?

You sure about that? As far as I can remember, the food court used to be where Sunglasses Hut is. But regardless Markville is a shithole. It does the job for basic stuff but it's no fashion Mecca.

I hate Markham, I just stopped by Markham Subaru to get the service records for the Legecy for a prospective buyer. It took me forever to get to the 401. Markham Road is fuxored! Too many potholes, fob drivers (both yellow and brown), and congestion through old Markham road. I'd shoot myself if I had to do that daily.

What difference does that make? 
Hator hates on everything and everyone and fails at logical reasoning...cue: 110 mil investment into markville mall is irrelevant because the store he worked at had people whose cards were declined. I stopped replying because of dumbass reasoning like this. My CC was declined yesterday too at the Beer Store, omg omg IT'S MAXED OUT.

SiRice ignores the fact that 407 exists and continues to say that there is no highway in east markham. Ok.....
What can I possibly say to them?
Anyway, the area sucks, I made a mistake, I guess I will take the 100k gain I can make on the house and move in the townhouse next to Hator because the CSI markham residents committee saYZ s0.

Here's the bottom line: Assuming like for like houses/lots, house prices in the west are higher for the very reason of location. You cannot dispute this whatsoever as this is what the market dictates. You can talk about the 407 all you want, but the fact of the matter is that many people refuse to use it due to cost, and this factors into the real estate pricing.
SW20 was proven that proximity to 404 and 407 is the same from Hator's house, he was under the impression that it wasn't.
SiRice ignores the fact that 407 exists and continues to say that there is no highway in east markham. Ok.....

I agree, never disagreed to that. I only disagreed to proximity to downtown/fairview/yorkdale. Yes it involves a toll road, but proximity is the same as from Elgin Mills, that's all.
