As the saying goes...location, location, location.
People will pay more for a house downtown if it's close to public transit, so this isn't any different. The way I see it, with the exception of going northeast (not like there's anything there), if you're close to the 404, you can get anywhere quicker than where we're located. Going to Sauga, Newmarket, Scarborough, Pickering, etc is still faster because of the highway.
So basically you are saying that the woodbine area ISN'T really better, to you personally it's better because it has a free highway near it while your area doesn't? Just trying to get this straight because I didn't see any other "legitimate" reasons in Hator's post.  So at $5 bucks/round trip from 9th to 404, once a week, that's $20/month. Is it really that bad?

No, it is faster even if you take the 407.
With the way that they're jacking up prices, I'm already starting to ignore the existence of it in many cases. I used to take it all the time, but I've cut down usage by 75% over the past year. Unless I'm in a hurry, I just spend the extra 5-10 minutes on Hwy 7 or 16th.
I suppose that's true if you fully ignore the existence of the 407.

I get anywhere in the city as fast you do, if not faster (except going north west simply because you are more central).
Amenities here are within closer proximity despite what you may think and there are MORE of them as well.
The only difference is I have a fractional cost for a toll highway that I have to use when I am racing you to fairview mall to get the latest fake LV bag (which is also available at Markville ) for my wife so she can front with the rest of the ChinArz at Foody Mart. That's not too bad

Either one is still faster than east Markham. Here's how I think about it:
Mississauga: Hator - 404 -> 401 (way faster, no need for 407) SW20/Risky - 407 -> 404 ->401
Aurora/Newmarket: Hator - 404 (way faster, no need for 407) SW20/Risky - 407 -> 404
Downtown Toronto: Hator - 404 -> DVP (way faster, no need for 407) SW20/Risky - 407 -> 404 -> DVP
Scarborough/Pickering: Hator - 404 -> 401 (in non-rush hour, faster...in rush hour, probably slower) SW20/Risky - Markham Rd
Uxbridge/Stouffville: Hator - Major Mack/Elgin Mills across SW20/Risky - Markham Rd/9th/Reesor (much faster because no highway access from anywhere)
The point I'm making is that with the exception of going northeast and to some areas of Scarborough, it's faster with the highway access, regardless of whether you take 407 or not.

I am looking at it the same way as you, but you are missing a basic fact here.
Getting to 404/407 from Elgin Mills is 5 minutes or 7km

Getting to 404/407 from Markham road is 6 minutes or 9.2km

The time is negligible, not only that, but you aren't accounting for the costant traffic on 404 north of 407, whereas traffic on 407 DOES NOT EXIST. I can do a steady 140 in rush hour.
The only downside is it's a toll road, but take that away and I am getting places as fast as Hator if not faster. Mississauga/downtown/Fairview/North York/etc we both have to intersect 404/407, we are just coming from different directions. Whoever gets to 404/407 faster will also get to the end destination faster as we are both taking the same route past that point.
Elgin Mills to 404/407 is the same shit as from Markham road. So unless we are racing to Aurora/Newmarket, we are the same, just like I will be faster getting to Pickering go looting with Wayne.

Ok, let me factor in the 3 minute drive to the onramp as well. 
I am like 2km from the highway. I told you: that single lane bs on main street doesn't affect me. I get on markham road at the library and it's smooth sailing.
I like how you are still failing to acknowledge that your whole proximity argument is bullshit.

As far as whose house will lose more money in anticipation of the "bubble" bursting, maybe we should wait until we get there. I am not worried about it nor did I bring it up at all. Then again I didn't overpay for my house either
