The short answer is,

Time = Money (monetarily and qualitatively)

What good is having tonnes of disposable income if you spend 2+ hours commuting everyday? By the time you get home, you eat dinner and pretty much need to go to bed. If you have kids, you have no time to spend with them.

We live 15-20 minutes from work (keep in mind this is Markham for us). We leave work between 5-6, and we're home quickly enough to have dinner and still spend some time with our son before he goes to bed.

Time I got. $$$$, not so much.

I think if I were to get something the same size and $$$ at Elgin Mills & Woodbine, I'd be looking at $550k+. 30 minutes of added commute via Go train vs. +$120k in mortgages, my wallet won.

I have never worked downtown for this very reason. Both of our families are in Markham, so there are no plans to move anywhere else.

there's one of these articles from different sources every month....useless. i mean sure, in some areas maybe (also can depend on type of home)...but as for the GTA and some areas in BC...they seem to be in their own world when it comes to house pricing/bubble. yes it'll probably cool off one day (soon or not), but with spring/summer coming up and pricing where it is now...ain't nothing 'cooling' anytime soon in the GTA (again, area dependent)

Not a bad area at all, south of Sheppard is also decent. Definitely a step up from south of 401 VP/Pharmacy area since you are now basically in huntingwood. There are some crappy pockets up on VP though like Chesterlea (nothing out of the ordinary).

The good: 404 access right there, subway isn't too far, 401 is right there, etc. They are cleaning up the area as well.


My only issue with that listing is that the street is right off of Sheppard, if I had kid I wouldn't want to live on that, traffic coming in from Sheppard will generally be flying down the street.

Your TH is the size of semis and small detached houses. These THs are probably <1900 sq ft.

These prices are insane, but they're gonna go like hotcakes. Fricken ChinArs are gonna eat this shit up. Might as well call the development Upper ChinAr. My bro-in-law is looking at buying a place there.

Jesus I have a 50' lot and I think that is on the lower end of width. I cannot imaging being squished closer together and paying almost twice as much to boot.

Looks like a nice area to me. The neigbours all look to have pride in ownership in that the lawns are all mowed and groomed and stuff. 2 car garage detached for $600k isn't bad for this market IMO....at least its detached.

I think it's Chinese herd mentality. Don't know for sure, but because most Chinese need to look rich (keep up with the Joneses) you have to live in those specific Chinese areas or you are a peasant. This applies mostly to fobs I think.

We have a ton of Chinese on here who better understand it, I'd like to know their point of view. I just chalk it up to follower/sheep mentality and idiots with more money/debt than brains.

It's like those bidding wars for East York bungalows, they aren't any better. Once you get caught up in that sh!t you end up with garbage real estate for some absurd price.

Pierre Elliot Trudeau is in the area which is one of the highest rated schools in Markham/Ontario/Canada (I don't know for sure but it is suppose to be a good nerd school. LOL) but that is part of it.

I am Chinese and I didn't compel to have a home in the middle of Markham....I bought based on what I could afford and not to be burdened with any more debt that I had to take on.

Among my peers and friends of friends, there is a little of the keeping up with the Chans effect for sure.

2. Chinese like to be in their own area with other Chinese.

3. ChinArs are the ones that have tonnes of money right now. Those of you that are waiting for it to crash are gonna be waiting a long time. The crash won't do a damned thing for these people cause they probably bought the house with cash.

4. I don't think it's really a matter of keeping up with the Jones. After all, it's not like these houses are mansions or anything. They'll showoff by buying the Bimmers and Benzs along with their designer clothes.

yea.. for most fobs, they just want to be relatively close to the chinese malls / markets. so thats how they end up gravitating to each other. I'm sure thats how it was back in the day when italians were just immigrating and all living in whats now called little italy.. or Greek ppl and danforth..

plus, most of the newer jobs are in that area.. like importers of goods and such, so they end up living nearby.

This is one point I disagree with, China's economy is the biggest bubble that's out there, the money supply even for these people isn't infinite.

I highly doubt all Chinese are buying houses cash as well, some are for sure, the rest are regulars with decent jobs that are trying to fit in that class. Again I am not of Chinese descent, but I see a lot of "need" for Chinese to look rich, more so than other cultures (speaking about fobs).

they see the bubble too thats why they funnel money into our "stable" market...

and keep in mind that if you can afford a place in china, under their income scale.. then you can afford a lot of house in toronto.

we're not talking about the factory working making minimum wage at foxconn... the people buying up are business people who make a decent amount of money, even by our standards. They are the 1% from china.

that.. Or they just sold their old ass property for lots of money to some developer..
