I am sure you know the area better than I do, but you clearly fail at understanding infrastructure investment and you know fuck all about York Region's long term plan for the that part of Markham. Again, I don't care anymore, it has been proven that you don't argue from a logical perspective, you run all your shit on emotion and a bunch of declined credit card transactions.

You do raise an interesting point though:

Let's take two houses:

House A (Elgin Mills/404) 600k
House B (48/407) 400k

Let's assume the houses are comparable, but the one by 404 commands a 200k premium due to "free" highway.

You expect to live in said house for 30 years (this is a stretch...)

Assume 407 round trip to 404/407 is $3/each way from 48 or $6/day round trip. Over thirty years if you take the 407 EVERY SINGLE FUCKING DAY it's 65k over 30 years. Proximity is the same to anywhere in the city as it is from HOUSE A...except house A has 200k more of mortgage to pay off, which can't be changed. House B has alternatives to 407 and has a lower mortgage.


I also realize that 407 will go up, etc but this is just to show a different a point of view. In this case house is still fucked because they have an additional 200k loan PLUS INTEREST AMORTIZED OVER 25 years, so make that 200k = 350k to be realistic if some of you want to get anal about math here.

One thing you haven't factored in is houses in hotter areas go up in value faster.

My in-laws bought their place in the '90s for $350k(Woodbine/16th), same place is now hovering $1mil.

My moms place bought roughly the same time in east Markham was around $290k and is worth around $550k-580k.

Location location location... My place has gone up 30-40k since December and will only go up as the real estate busy season is coming.

In the end East Markham is still in the middle of nowhere, only saving grace is the 407. People buy there for only one reason. They want more for their money and willing to sacrifice distance for it. Tons of people are willing to do that and there is nothing wrong with that.

I actually bought there because I love the area and no cookie cutter subdivision will ever have that neighbourhood character.

I also bought because MY area, NOT surrounding areas, but MY area is beginning to go through a redevelopment stage, which is what East York/Leaside went through. Houses are getting knocked down or expanded.

I bought because I have a lot big enough to build a beautiful home down the road or have the option of selling for land value. I won't get into specifics, but there are already a few custom homes coming up in my area because our lots here aren't 25 feet or whatever subdivisions have.

At the end of it all I look at it pretty simple, people pay a premium for new homes now, but they are getting less in reality. In 20 years an old house in east markham will look and feel as old as the new builds now, except they will have character/community feel/and most importantly LAND as that's all that you really have at the end of the day.

BUT Y0, MY HOUSE IS NEW AND IT'S ON THE FREE HIGHWAY THAT'S ALL I CARE ABOUT, FUCK INFRASTRUCTURE PLANS, FUCK MARKHAM LONG TERM PLANNING, FUCK COMMUNITY, FUCK THAT. GRANITE COUNTER TOP NAOOOOOOOOOOOOOOOOOOOOOOOOOOOOOOO

Some like a lot of land and some don't...life is all about choices. You're coming off thinking that land actually means something in East Markham...this isn't North York where people are willing to pay a premium for it...just saying.

Want a neighborhood with true character, go hit up where all the century old houses in Markham were moved to by Markham Museum.

Need to be realistic here. We live in suburbia and land isn't worth shit compared to Toronto.

Honestly Risky, don't take offence. I like the area you live in. I used to live even further East by Wootten Way in the 70's-80's and it is a nice area. I like the larger lots and the non-cookie cutter homes (to a point) but there are limitations to being so far East. Yes, the 407 is an option but many people don't share your opinion and refuse to use it, making your area a bit far from a viable free highway.

The investment in Markville Mall won't make that much of a difference. When Markville was first put in, it did help create a boon for the area but since then, the further expansions (essentially doubling the size of the mall!) didn't make much of a difference.

If your happy with your place that's all that matters. I still live in Markham and when it's time to get a house I want to find a place in Markham. I'm just too damn comfortable living here but I've gotten used to the limitations of the area.

Here are the big ones:

limited points of connections going South, Markham Rd, McCowan, Kennedy, Warden, Woodbine, 404. It was a problem in the 80's and the Town never addressed it, like WTF? This was an obvious issue 3 decades ago!

No free highway. It was even worse when there was no 407 but there has been NO improvement on Hwy 7's traffic after 407's installation. In fact it has gotten worse.

Shitty transit system, they are trying to address this with the LRT but I'm not going to hold my breath on this one. I've seen how committed Markham has been to transit.

Markham has constantly been focusing development further West. McCowan Rd was for a short while before it kept moving West. Now they are focusing on Markham Downtown. The development in Cornell may well shift the balance once they started running out of room to expand west but the major commercial properties will be on the West side. Will people want to live closer to work? I don't know but generally property values are higher the closer to work you get.

With all that being said, would it bother me to move back East into your area? No, not at all, I would totally consider it. But I'm not so disillusioned to think that 407 suddenly makes my area equal to a house close to say the 404 or the 401.

Besides, I applaud you... you don't live in Pickering!

A house isn't strictly an investment, its primarily a place to live. Location is important, not just necessarily proximity to work. Location to recreation activities, schools, shopping etc.

Quality of life is also important. I'd rather not be house poor. I want to afford my mortgage, take vacations every year, drive a relatively nice vehicle, save for RRSPs, RESPs, general savings etc, all while having a decent size house.

You can't do that shit in Markham/Toronto. You are stuck paying a high mortgage on a small house with no money for anything else. That shit isn't for me. I'd rather have a mix of people in my neighbourhood too. There are small business owners, engineers and architects, middle managers and retirees all in a 6 house radius from me. I don't want all fobs, or all whites, or all blacks or indians.

That means no Markham, too many fobs , no Brampton, too much curry, no Scarborough etc

people decide how they spend their money, not everyone needs to drive BMW's to get to work, nor have 10k+ in camera equipment to enjoy their time. Nevermind the fact that maybe people moving into these homes are moving up because their first home went up in value enough where they can afford it? (since they have build up enough equity).

seriously dude, you really need to stop and think of other possibilities on how people afford to live where they are, and not just think about the first time buyers who are trying to get into the market and question how they get their place.
