Not baller, it's just cheaper to build from scratch than try to appease Health Canada regulators on an existing lot in a fixed location and trying to retrofit some old building to meet the latest codes...it works out to be a lot more expensive.   
  Buy lots of land, far away from everyone, build exactly to spec, they literally can't say shit to you.  Try to retrofit something in an industrial area and you will be wrapped up in bureaucracy for half a decade like most ppl stuck trying to get through the licensing process.

2 hours outside of Toronto. The commute will be great since i sure as fuck won't live in bumblefuck     need that model 3 tesla autonomous car with a bed in it.
  You can get land cheap 45 mins out, problem is you have to have the mayor of the town, chief of police, chief of fire all sign off on the application.  2 years ago most people would tell you to fuck off with your "weed grow op" so only a few places would consider you.

11 months, developing a sense of humour now, kid got jokes. Crazy how they can't verbally communicate, but can act and have a little personality  
  Did a 3km walk today, need this cold bullshit to end.
  When the weather gets better i wonder if i can put her on some bicycle or something so i don't have to push the stroller.
  What are they usually capable of doing by 13-14 months physically?  She is almost walking now, can't go far, but it's happening.
