This has always been a thing. Over 70,000 realtors alone in Toronto. Less than 4000 homes sold each month. You do the math.

Was stalking a friend's friend who's "Top 1%" in the Vancouver area ...

He's indicated $300M+ in lifetime sales, $2.5M annual income, etc. Damn. Multiple income streams,from what I can tell, primarily a "Realtor Sales Coach" under the eXp banner.

Tony Robbins stuff pretty much. I sure as fuck can't do sales, cannot handle the rejection.

Meeting with lawyer tomorrow and have first insurance company on deck for September that wants to preview the tool for their risk underwriting. Second full time job inbound.

99% person who bought it has to sell their house and the purchase of the house with escape clause in conditional on the buyer selling their house. If they don't sell by a certain time the deal falls apart. On the flip side, if a new buyer was interested they can make an offer on the house with EC clause and the other buyer has 48 hours to firm up or the 2nd buyer has the right to buy it.

You don't see it often because mostly desperate sellers take it, makes no sense to agree to these. They were popular a few decades back and are normal outside of the GTA.

Congrats Vas! That takes some dedication lol I barely have enough energy when I get home from work. How did you like Vibe coding? Was it as easy as they make it out to be on youtube videos or did you have a lot of back and fourth to figure out some concepts if you had no experience coding before?

It's addictive (for me).

It's definitely not easy if you are actually trying to build something and you really have to learn how to navigate token spend and what model to use for what task or you can burn thousands of dollars in tokens a week. I've been watching a lot of AI Engineer YT videos to learn the basics, all I can say is I have a deep appreciation for what good software developers do, it's pretty complicated.

If you have something you want to try and 'build' you should try, there is zero downside to trying to learn the basics on how to deploy code, etc. My prior experience is just programming in high school (Turing), and building some lame HTML geocities websites back in the day, so I basically know nothing.

On YouTube search AI Engineer Grill me skill, and take that into claude code to start a project. You are working backwords to wireframe and architect what you are trying to do and the code takes care of the rest when you set the right parameters and constraints.

I've built myself a niche little stock/ETFs returns calculator for DRIP ... Yahoo Finance doesn't really show it well.

Had to learn about bullshit CORS headers 'n shit, and somehow bouncing my API calls off a CloudFlare agent, etc... It works, just for me, I'm happy.
