rent? Absolutely not.

The last thing you want to do is rent the most critical component of your business. These buildings are extremely sophisticated (if done right), it would be silly to introduce tenant risk. To further complicate it the Federal government doesn't take well to granting licenses to producers who are renters and it introduces another unnecessary hurdle by requiring you to security clear the landlord. People have done it, it's not worth it.

Build it right or you end up with another hack job like majority of shit out there.

This one is interesting, this has been the case for years and I think the papers are bringing more light to it because of rec, but at the border no one really "enforces" it. There isn't a single case yet that we know of where a Canadian involved legally in the industry has been banned. There have been cases of bans for people who were invested in US assets (which are federally illegal, even if they are state legal) and they've been banned.

Fair enough, thought I'd ask your perspective as almost none of my clients own as it's not their core business and it would only delay cashflow or act as a significant barrier to entry.

This is in the US I am assuming? Canadian LP's own w/ very few exceptions that I can count on my hand. It is a barrier to entry and it does delay things, but I am playing the long game, it's my primary business.

Comparing US cultivation assets vs. Canadian is like comparing third world countries factories to German factories. The US is for the most part unregulated/grey market, and whatever regulations they do have that are state by state are super lax, i mean just this July California started mandatory testing of cannabis and most are failing miserably. Canadian medical grade cannabis has been third party tested since 2001, we are pioneering this space from a world perspective and are way ahead of the game when it comes to commercialized cultivation adhering to GPP standards.

Can't believe this is taking place, having the building taking shape is a surreal feeling. Was just standing here on the mezzanine after all the trades left today for the long weekend and taking it all in.

Not even 6 months ago i quit my job to pursue my dream, which was always to start my own business - this has been the goal since i could remember, including why i became an accountant (the international language of business as it's called).

A couple of more pics, just to get this thing to here on schedule has been a mission. Wouldn't trade it for the world.

The real fun starts on the inside, the HVAC and controls behind this thing are pretty damn sophisticated, I am sure nightmares inbound, can't wait hah



Negotiated with the town to have a road put in for us, $1M of gov't money well spent \:D



The outside is pretty sterile by design, if you go with anything but white/galvalume wall colour and roof you attract more heat transfer into the building, HVAC needs to compensate, etc. Name of the game here is to keep heat out/building envelope cool.

We are marketing an 80+ acre business park for them by being the first company to move in. By default it also doubled the value of the land and brought it up to comparable industrial zoned lots in the area.
