Well I thought I'd start a thread just to show some progress we've made on the house since purchase in mid Sept. We're making some pretty big changes to the downstairs (walls removed, etc) I've got a fridge and range waiting in the garage for our new kitchen (Yay Kijiji) and we're slowly making other purchases along the way. Luckily for us the gfs dad does kitchen design for a living and helped us design exactly what we wanted. We got a smoking deal on the kitchen as well so that really helped (The prices of kitchens are out of this fucking world, Vas I'm sure you know this, lol) I also gotta thank Gene for the info on the flooring, that saved me a shitload of time and we also got exactly what we wanted.

Here are a few before pics of when we first moved in. House is 4 bedroom, 2.5 bath, 3 car, about 2650sqft not including the finished basement. Sits on a corner lot in a nice mature neighbourhood. It also hasn't been touched since '92 when the original owners took possession.

GF couldn't take the borders for more then a few days.



First thing to come down was the wall that separates the kitchen and family room. Once this wall is out I'll be putting in a 18ft LVL laminated beam. that's really going to open up the space quite a bit. I also need to re-route the HVAC but that's not a huge deal.



Bulkheads are ugly so I tore those out as well.



Then the wall inbetween the sunken livingroom and soon to be diningroom came out as well.



Once that wall was out and I ripped a bit of the carpet up to expose the subfloor, I raised the sunken livingroom.





Let's not forget about all the popcorn ceilings we scraped \:\) *Pro tip*, wet it down beforehand (Or else you'll have dust everywhere) with a pesticide sprayer. Way easier then using a normal spray bottle. We also left the carpets in place and rolled all that nasty shit up and dropped it right in the bin that's sitting in the driveway \:\)



Then it was time to get the other bulkhead out, but before that I had to move the fridge and all the uppers.



Other bulkhead is out and the cabinets re-installed.



No walls anywhere!



Flooring that we picked, 7 1/4in Mercier. I can't wait to put this stuff down.



And now the scorn of my fucking existence for the next few days.. Tiles and about an inch of masonary concrete



That's about it for now. Lots of tile to still remove and I also need to pull out the sink/lowers in order to rip the tile up from under there. Not a huge deal though I'll just re-install everything like I did for the upper cabinets.

Yup, after this is all done the vents will be cleaned and if I've got some $$ left in the budget a HRV. Fucking dust gets everywhere, there's no stopping it

Did you have an engineer determine the size of LVL you would need?

Any permits for the wall removal or just gung ho? I'm in the process of the same with the wall removal but engineers wants $2000 just to draw up plans for permits so I've been trying to do my own plans (already had an engineer in who did his drawing for what size beam I would need) but city wants whole house plans so they can do their own calculations, fuckin cluster duck

I'll plead the 5th on the permit for the structural changes, lol. Although I'm not doing any of this without the recommendation/help of my buddy who's been a contractor for over 25 years. Whatever he says goes when it comes to stuff like this. I know he mentioned that with the beam we are using we could span around 20ft (Which we aren't even close to, I think our span is about 14ft).. We'll also be adding a support beam in the basement so the load is transferred to the foundation properly.

Look into painting them first. The doors are the most expensive part of the cabinets, lol..

What's the purpose of sunken rooms/layout?

I have a sunken powder room: down 2 steps, to the left is the powder room, to the right is the basement door. \:\| Fucks up the headspace in the basement ...

Holy fucking shit that's alot of work ... I wish I paid for the fucking flat ceiling upgrade, now I have popcorn ceiling \:\(

I dunno, apparently it was a fad back in the day. We hate it. If you're careful with the popcorn removal you won't even need a skim coat after wards.. You can use drop clothes (Big plastic ones from Lowes/HD) and tape it against the walls to catch all the popcorn when you scrape it off. After it's done, roll up the drop clothes and toss it in the garage. No mess! (Or very little)

It helps cover poor tape joints or uneven ceilings, thats why it was done.

It's also a lot less time consuming then taping/sanding.. Our ceilings look really good underneath to be honest. They save so much time by spraying that shit.

We had one of the walls in our basement with popcorn sprayed on it. "Handyman" who finished the basement for previous owner was a joke so he used the popcorn effect to cover his shoddy work

Sunken rooms are to make the room taller so you'll have a more "grand" living room

Your sunken powder room is probably because it is under a staircase and there's no room on the main floor for a powder room

We scraped the popcorn ceiling ourselves in our current livingroom / dining room and it turned out well. Painted and it is a seamless transition to the already flat ceiling in the kitchen. As long as the popcorn is not painted it will come off relatively easy.

It does make a difference though. I did mine when my wife was visiting her parents, wanted to surprise her. She walked in and had a sense that the living room looked different/cleaner without me telling her what I did.

At the very least it's a nice stark white surface vs the textured, dull and dusty with age ceiling.

I basically just made another floor over top instead of trying to raise the existing one (Which would have been almost impossible). So 2x6 joists, 16in centers and 5/8 tongue and grove plywood over top, 6x2 headers against the far wall and along each side. Had to shim quite a bit of it because the floor sloped down and inwards towards the front of the house. I also used LePage PL400 anywhere wood touched each other (joists to plywood, or joists to shims, etc) to stop any squeaking from happening in the future.

Got all the tile ripped up everywhere but the kitchen. Tonight I'll have to pull the lower cabinets, and figure out what I'm going to do with the sink and hopefully get the rest of the tile removed.

As for the popcorn ceiling it really just looks like shit to be honest

Yeah renos always break time constraints, I'd love to have all the hardwood done on the lower level in the next week or so. Problem is everything requires something else. Cambria guys can't come in until the kitchen is done, so add another 6 weeks for countertops once the kitchen is installed, etc etc. Then I have all these little side projects (Refacing the fireplace, hanging the TV, running IR repeaters and shit, maybe doing some builtins on each side, etc), the powder room needs to be re-done so I need to re-tile that, then I gotta build a little riser for the washer/dryer because they're too low, then I gotta tile that fucking room as well, lol. Fucking shit never ends
