Between Steeles and McNicoll, Pharmacy and Warden. Seen some decent looking houses in that area sell at a reasonable price on ToSold.

I lived there from 14-29 pretty much lol, it's changed somewhat yes...pretty much went from 50% asian to now 90%, still some euro fam's and brown folks there though. Decent homes but I'm sure plenty could use some work, mostly 30+yr old places...your typical north scarb/markham style homes. some ok condos mixed in near bamburgh but also a set of crappy towns around there too.

$ in the area has done up i'm sure over the years, not sure if you have as many scrubs now as opposed to years past (there were quite a few B&E's back in the day, and the area had quite a few growops found in it for north scarb).

I'm quite familiar with the area as I grew up just south of there (Huntingwood). Everything others have said is pretty accurate. There have been a number of grow-ups so be careful of the houses that are up for sale.

I was considering the area a couple years back but had concerns regarding the "Finch Hydro Corridor" (as I had mentioned here: http://forums.clubsi.com/ubbthreads.php?ubb=showflat&Board=25&Number=6860918)

I want my forever house as corny as that sounds. Can't afford that here with prices shooting through the roof. Kids love their school but the area is a bunch of semi-detach with shared driveways so narrow I doubt you could get a car through and street parking on both sides of narrow roads. Getting through there in the winter is a mess.

Wife has a fixed price ceiling but doesn't want to live too far out but also a safe neighbourhood. I want certain requirements to the house itself that doesn't fit this area without getting close to a mil so we have to look elsewhere.

We'd be keeping the kids in catholic board regardless so that helps with schooling, just need a area and house that ticks all the boxes on our polar opposite needs.

I hate that area for the traffic, steeles/vic park/warden, it's all one HUGE cluster fuck.

You said your wife works DT, how does she plan on getting down there?

Isn't the area turning more brown with Asians moving out?

She works midtown.

Kid's school is pretty good, scored well on the Fraser institute ratings. They learn Italian from JK and French starts at Grade 1, parents are very involved in the school too so it makes it hard to move away from that standpoint.

We'll probably end up staying here and I will get myself a 90's corvette...lol mid life crisis on a budget.

I'm sure that area is more brown vs. Chinars. Area is ok, not the greatest imo. I lived by bamburgh for a few years when I was in grade school.

Grew up in that area, I didn't mind it, but traffic is a cluster fuck & all fobs, nothing is close really aside from the new Walmart.

WHAT IN THE FUCKING FUCK!? brb going to jump off the bloor st. viaduct like risky does. granted shouldn't be surprised given pricing these days AND the location. 4 builders (all reputable names) and they say "luxury" homes, but wth they better be using some nice ass quality materials for that price. i just find builders now are also gouging ppl on new home builds, greedy fucks (yet ppl here pay - *ahem mainlanders). hey i'm not complaining since i'm already in a solid place/area but i feel for new buyers since NEW homes were the last resort for ppl to buy at a decent price...now it's like you're fucked from the start. if market drops, they've already overpaid lulz.

it's funny too because i'll see signs on hwy 404N or around showing phase 1 of the new dev's going for say "low 500's"...then by the time they sell those in ONE DAY, phase 2 is up going for "high 600's"...yet it's the SAME size houses lol

the homes at major mack and leslie (85 luxo singles) all started at 1.3mil and up, sold out in 12 days...shocker. - at least those started at 3150sqft and up doe.

50ft singles at 1.9m sounds about right for the area sadly... My old boss recently sold his home by woodbine/16th for just over 2mil (3 car, 60ft lot). He bought the house when it was $700k \:o

TH just north of Village Grocer is going for 800K to 1.2M... pre-release was from the 700s and then grand opening the builder changed to from the 800s but the prices are more like high 800s to 1.2M for a townhouse

Fucking rear-lane towns? wtf ... I could never rationalize the floor plans of a 3-story town ... That 'useless' room on the main, sometimes no basement, narrow floor plan, etc...

Yup. Richmond Hill/Thornhill (and lesser extent Markham) is 'known' in parts of Iran now, where they apparently have even been featured on TV stations \:\| - cray. Mind you it's way more mainlanders coming here now and persian folks are less than before here (but still move in once in awhile).

So the Observatory Hill community "opens" in Spring 2016. Does that mean (1) that is when the sales office opens (2) when construction begins or (3) when they are projecting people will move in?

Slim chance of it being #3, most likely #2. If it's #1, then you can expect prices to increase even more.
