Bid 19k under asking on a cottage today, got outbid by an offer over asking and with financing waived, the well/water inspection waived. Only on cottage inspection.
I wasn't emotionally attached, it was going to be primarily a rental, but damn, I still feel disappointed as we were going to use it too this summer. (Turn key operation with no reno to do). Already had the details worked out, 8-10 week rental at 3500 per week in the summer 2-4 in the winter (its right close to the snowmobiling trails)
WTF, the same bidding frenzy in cottage country as in the GTA?

Nice place too bad that area is so far from us. Looking in the kawathas, but almost everything in the 600-700 range is still a damned fixer upper. Don't want a super small lake, it must be a chain. I even looked in Carnavon at Boshkung lake and little Boshking, 12 mile lake
Looking in Haliburton as well, (kashigawigamog, canning, soyers etc), then drag lake, kennesis and little kennesis, redstone, little redstone), as far north as kawaga (east of dorset). I'll even consider the east side of lake of bays, because the west side close to Muskoka is simply unaffordable.

Don't want to deal with noisy traffic. Builder has put in a bypass road doe

Bill, the last two are badass!! If I was buying a family cottage, then yeah, But I am looking for at least 4 bedrooms to maximize my rental potential. This isn't necessarily a cottage for myself. We will use it when not rented, but its an investment property. We have one condo already, not going to buy another, it doesn't make sense.
That said, I do want a big lake so that when I am there, I can stretch the legs on our boat.

all of my cousins and i are looking to rent a cottage for a week, and all of the ones that we found are like the cottage in the link; on the water, but not a "cottage" inside. let me tell you they are ALL booked already.
if you do buy to rent out, toss some kid stuff in there like a play room or something and it'll get rented out no problem.

my buddy's family got one on lake joe that they rent out. it's not beautiful like the ones OP linked. it's an actual cottage but it's on the water.

ours is for sale for $475, on little whitefish lake, real cottage inside and out, needs some TLC but comes with a boathouse and sauna

So the first cottage that we got outbid on is back on the market, the deal fell through.
Lots of nope, nope nope there, wouldn't even offer on it now. Closing on the second one in a month. The owner's cost break down is like this
Original Purchase - $210 K (Purchased in 2007 for $202K, plus closing cost, plus demolition costs and lot preparation). Back Lot Parcel - $30 K Cottage construction in 2009, septic, well, generator - $420 K Geothermal System - $35 K Garage - $35 K
_____ Total - $730 K
lets just say he ate over 100k for what we bought it for.... Unff!
