I double up my mortgage payments, so every second biweekly payment is double and all goes to principal (effectively at current amort killing principal twi as fast, slows down as you are closer to pay off). Should be mortgage free by early/mid 40's for primary residence.

I'm in the same boat as you. But TD isn't dropping prime rate.
It's still 3%, so the interest rate is 2.15

EDIT oops, just realized our mortgages are not the same. my mortgage is prime - .85% \:D

spring of 2011 iirc!
lots of negotiating, trust me XD

i went to multiple banks and brokers, and kept taking the best rate with me. then i landed on prime -.85 and took it.

You couldn't get P-0.85% in 2013-2014. The most I heard was P-0.5% last year.

So people who got the P-0.85% in 2011 were almost the last batch. I forgot when but in 2012 the discount for variable mortgage were slowly disappearing from all major lenders.
