All I can say is I wouldn't want to be you right now. I'd consider other options, change jobs/work schedules/something much easier than saddling yourself with more debt especially in this market. One brazillion percent this. why no more debt right now? I guess it all depends on your outlook for the market. If we're on our way to a longer-term run up to NYC/LA/Vancouver prices then there's no better time to buy than now. But if it's going to head down significantly, and for an extended period of time, at some point you can end up in a lot of trouble. Of course your ability to service said debt is far more important. I've been holding off for quite some time (1-2 years) and you know what, it has cost me over $100,000. In looking at East York and the Huntingwood area in Scarborough, prices have truly gone up that much.

I hear you about the kids. We normally are having dinner by 6 (wife starts cooking by 5, or we have order in or left overs), homework starts by 6:30, bath and bedtime by 8 - 8:30. Really and truly, the only time to chill with the kids is the weekend. It definitely wasn't this hectic growing up, my parents would actually come home for lunch Start cooking by 5? Eat by 6pm? Oh how I envy you. Wife works from home. She could make more money at another company, but thats the sacrifice we make for the sake of the kids.
Honestly Pickering is probably one of the best alternatives for downtown workers. Cheap real estate and express go train almost have me convinced that people in Pickering get home faster than those shoving themselves like sardines on the subway and back to East York. IIRC Pickering express from union is something like 20 mins. Live 10 min walking distance from GO and win at life.

Me too!!! When i wanted to move last year there where lots of nice choices in Woodbridge for $650-$700 Large lots, very nic houses. Now, good luck!!

Here you go ~500k, decent home with lots of potential, nice area too (port union has always been nice) and 10 minute walk from your 21 minute commute into downtown. Can be at home jacking off to pr0n by 5:30pm every day

Havent read this entire thread, but with a budget of 700k, Thornhill is probably your best bet. You can get something nice with that budget.

This is us (well me) too. But just found out yesterday that our company issued a new mandate for no more work from home. Will see how long this lasts before people start staying home 100% again.
When all 3 kids are in school, I would save $13k/year on after school care alone just by being home to get them at 4pm.

The answer for value for money is always Pickering really? much nuclear plant such humming so radioactive
I've been to Wayne's house...its a really nice area. Like really nice, i'd live in pickering if I were to be looking for a house. Likely on my own I wouldnt be able to afford in my current area.

Prepare your anus. If housing prices level off within 2 years of you moving & you break even at the time. Your going to kick yourself for moving.
