One brazillion percent this.

why no more debt right now?

I guess it all depends on your outlook for the market. If we're on our way to a longer-term run up to NYC/LA/Vancouver prices then there's no better time to buy than now. But if it's going to head down significantly, and for an extended period of time, at some point you can end up in a lot of trouble.

Of course your ability to service said debt is far more important.

I've been holding off for quite some time (1-2 years) and you know what, it has cost me over $100,000. In looking at East York and the Huntingwood area in Scarborough, prices have truly gone up that much.

Honestly Pickering is probably one of the best alternatives for downtown workers. Cheap real estate and express go train almost have me convinced that people in Pickering get home faster than those shoving themselves like sardines on the subway and back to East York. IIRC Pickering express from union is something like 20 mins. Live 10 min walking distance from GO and win at life.

Rouge Hill go station (last station in Scarborough) on the border of Pickering is 21 minutes on an express train from Union. I'm home in about 8 minutes from there. Fuck the TTC

Here you go ~500k, decent home with lots of potential, nice area too (port union has always been nice) and 10 minute walk from your 21 minute commute into downtown. Can be at home jacking off to pr0n by 5:30pm every day

ive contemplated getting a job in the gatineau/hull area (ie. see Gov. Job) and moving there! sweet house with some land for $400-$650k and decent area all around. makes this place look insane given the prices asked for vs. what you get lol.

got a little sidetracked as i have a hard on for east york...so I am talking strictly downtown workers. As far as zc911 i have no answer for his conundrum, he is pretty f@cked. Might as well move out to Barrie. lol killed0birdswithmanystones.

Havent read this entire thread, but with a budget of 700k, Thornhill is probably your best bet. You can get something nice with that budget.

throughing in the towel eh...seriously!

i was checking out condos on MLS because i want to move, i mentioned some of the gems i saw to my coworkers today and it blew their mind, granted they're suburbanites.

~450 Sqft for ~$325K and no parking spot!

This is us (well me) too. But just found out yesterday that our company issued a new mandate for no more work from home. Will see how long this lasts before people start staying home 100% again.

When all 3 kids are in school, I would save $13k/year on after school care alone just by being home to get them at 4pm.

I've been to Wayne's house...its a really nice area. Like really nice, i'd live in pickering if I were to be looking for a house. Likely on my own I wouldnt be able to afford in my current area.

I would change jobs first compared to getting into this hot market like most have said.

Now if that's not a solution, why not sell your house & rent where you would like to live. Yes I know renting isn't for everyone, but at least that way you have more options & can keep the profit you made off of the home in the bank & can still keep one toy.

If I was in your situation I'd move to Pickering like Wayne said, so at least your wife can get home earlier for the kids & since you don't mind driving take concession 7 all the way into Vaughan. Just over an hour with traffic, 40 without.

No renting & no pickering

Prepare your anus. If housing prices level off within 2 years of you moving & you break even at the time. Your going to kick yourself for moving.

Although you'd probably saved a portion of that on gas

I just checked local market due to this thread & the exact same model as mine went up $130,000 in 3 years. WTF. I expect this shit in Toronto, but out here. Fucked up.

The only change was paint & laminate in two rooms compared to the builder grade.

I hope to God that my life situation doesn't change requiring me to move.
