Anyway. Here’s her situation.
- Brown, married, under 40, 3 kids. Husband and wife in IT, work from home.
- said they’re both working 9-5, Uber after 5, and mortgage broker / RE agent on wkends.
- home in Milton, purchased 2022, $2.35M (well above asking), now worth $1.52M
- other home couldn’t sell. So theyre carrying that mortgage too.
I said holy fuck two mortgages. She said “and a private mortgage too.”
What. The. Fuck.

People out there hurting for sure. I look at how much it cost to eat out for lunch and what used to cost $40 is $60-70.

That's a weird layout of the driveway for that neighbourhood. Yes you have the huge McMansion and 3 car garage but then the driveway is shared with your neighbour.

I just sold a townhouse. On the market for 3 days and I got an offer with full conditions. Got the offer on a Friday and after some back and forth we finally accepted on Monday. I had only 1 showing booked aside from the buyers that submitted the offer. ZERO inquiries from agents and a couple of tire kickers without agents.
It was priced competitive, with no stupid offer date as I didn't see it was needed and I was right. It's 100% a buyers market. Anyone that says otherwise is either in denial or retarded LOL

Seems very much touch and go, December being what it is the fact that you sold is amazing. I am terminating a detached I've had since September, well priced, but original, had some lowballs, couldn't move it. Bringing a few out in January, should be a better market (hopefully). If we get a 50bps cut tomorrow, we are sending it.
Those unemployment numbers looking rough though.
2025 is going to be rough. Unemployment out of control combined with tariff wars. Few of my friends in the raw materials business is worried about their jobs as there are talks about closing down in Canada and moving operations to the US Tech sector laying off like no tomorrow and the usual layoffs in finance.
We are fucked.

70k agents, half do 0 deals, another 20-30% do 1-3 deals a year (part timers). At least that's what I remember, 20% do 80% of deals, it's probably even less than that...10% do most deals.
Sounds about right.
But 70K is for TREB. OREA is 100k.

had my guy run some numbers for me (refi/renew) using today's rates and got 4.44
im still 6 months out for mine so it'll be even better then (i think).
